“We partnered with David to refinance our properties and help us get set up for future real estate purchases. We are confident that he found us the best options for each of our projects. He was always available to answer questions or provide updates. He and his team worked quickly and efficiently to process all our paperwork, and communicated frequently. We recommend David and will use him again in future endeavors.”

Meet David
A neighbor first,
a lender second.
Buying a home is a big deal, and most people only do it a handful of times. My job is to slow it down, explain it in plain English, and make sure you actually understand what you’re signing before you sign it.
No pressure, no jargon, no disappearing act after closing. I live and work here in Chico — I’d rather earn your trust once and keep it for the next twenty years.

Why work with David
The way lending should feel.
Straight answers, fast
You’ll hear back the same day — even when the answer is “let me look into that.”
Local knowledge that matters
Chico, Paradise, Oroville, and surrounding communities — I know these markets and the people in them.
Education over sales
If waiting six months is the smarter move for your family, I’ll tell you that.
What I help with
Mortgage help, start to finish.
01
Buying your first home
We’ll walk it step by step so nothing catches you off guard.
02
Moving up or moving on
Selling and buying at once takes planning. Let’s map it out early.
03
Refinancing
An honest look at whether it makes sense for you right now.
04
Pre-approval
Shop with confidence and a letter sellers take seriously.
05
Credit & planning
Not ready yet? We’ll build a plan and check in along the way.
06
Second opinions
Working with someone else? Happy to look it over, no strings.
Loan programs
Different families, different paths.
Conventional
The most common path for buyers with steady income and decent credit.
FHA
Flexible credit guidelines and a lower down payment requirement.
VA
For veterans, active duty, and eligible spouses. Thank you for serving.
USDA
Built for rural areas — a lot of Butte and Glenn County qualifies.
Down payment help
Assistance programs exist. Let’s see if you qualify for one.
Jumbo
For homes above standard loan limits.
Construction
Building instead of buying? Financing for the build and the loan that follows.
HECM / Reverse
For homeowners 62 and older thinking about the equity they’ve built.
Investment DSCR
For rental property, qualified on what the property earns rather than your paycheck.
Non-QM
Self-employed, or income that doesn’t fit a standard box? Still worth a conversation.
Program availability and eligibility vary. Let’s talk about which fits your situation.

First-time buyers
Never bought a home before? Perfect.
First-time buyers are my favorite people to work with. You ask good questions, and I’ve got time to answer every one of them — twice, if you want.
Run your numbers
Rent vs. own.
Put your own numbers in and see the trade-off over five years — home appreciation, adjusted for what owning actually costs you each month compared with renting, and the year buying pulls ahead.
Your numbers
Fill in what you know. Nothing here is prefilled — the greyed figures are typical examples you can type over.
The home
Your rent today
Appreciation
Type your ZIP and we’ll fill this in from what homes near you have actually done.
Set a rate for each year
Down payment
Enter a purchase price first, then tap a percentage.
Your loan
Estimated at the 30-year average as of August 2026. Not a quoted rate — type over it with whatever you have been quoted.
Your monthly payment
—
Enter a rate and your rent to compare.
An estimate, not a quote — and not a guarantee. Figures tagged Estimated are ours; the rest are yours. Your actual rate, taxes, insurance and payment will differ. Nothing here is an offer of credit.
What the numbers say
Fill in a price and your rent.
We’ll tell you the year buying catches up with renting, and how far ahead you’d be by then. Everything else you can fill in as you go.
The real payoff
Where you’d stand
How much better off you would be than if you had kept renting.
Projections, not promises. These rest on the appreciation rates you set above, which are past averages rather than a forecast — nobody can guarantee what a home will be worth.
Fill in a price and your rent to see how far ahead you would be.
Gain over five years
Enter a purchase price to draw the chart.

Common questions
Things people ask me.
How much do I need for a down payment?
Less than most people think. There are programs with low down payment options, and some buyers qualify for assistance. Let’s look at what you’d actually need.
Is my credit good enough?
Maybe — and if it isn’t yet, I’ll tell you exactly what to work on. I’ve had plenty of clients come back six months, even years later, with credit improved and ready to go with a pre-approval.
How long does the whole thing take?
We can provide a quick prequalification within an hour of your application and credit review, a full document review and underwriting preapproval within 48 hours, and from accepted offer to keys in hand is typically a few weeks. My consistent communication keeps you posted every step of the way, so you never have to wonder where things stand.
What does it cost to talk to you?
Nothing. We’ll build a purchase plan that works for your goals — no cost to you all the way up until closing.
Do you work outside of Chico?
Yes! Being licensed in California and Idaho lets me do loans throughout both states, with local focus in the areas I know best — from the Bay Area up to the Oregon border.
Let’s open the door together.
Whether you’re ready this month or just starting to think about it, I’m glad to talk. No pressure — just a real conversation.
